Turnkey construction
We build the shell ourselves. The rest we steer.
Turnkey construction, for us, does not mean administering a project. It means building the loadbearing part ourselves and adding the remaining trades so that a finished building is handed over – with one contract, one contact and one date.
Why the shell is the precondition
A company that only brokers cannot vouch for dimensional accuracy. We can, because foundations, structure and floors come from our own hands. Every tolerance that arises in the shell is ours to answer for – and is not passed on as a problem for the fit-out.
The interface that does not exist
Between shell and fit-out lies the most expensive joint on any site: two contracts, two sets of records, two views on who caused the deviation. Where both are the same commission, that argument never starts. For clients this is less a question of price than of peace of mind.
What you get
A programme that puts every trade in sequence. Instalments for work performed. Measured records and test protocols at handover. And a site manager who still answers the phone afterwards.
What matters with this type
-
01
The chain of proof starts at the bottom
A company that only brokers cannot stand behind the fit-out. We can, because the shell comes from our own hands – turnkey is the continuation of our own work, not an agency service.
-
02
One interface fewer
The most expensive joint on a building site lies between two contracts. Where shell and fit-out are one commission, the argument about whose tolerance caused the problem never starts.
-
03
A date that holds
The handover date is in the contract, not in a statement of intent. Behind it sits a programme that puts every trade in sequence.
-
04
Also alongside an operation in use
Building while work continues next door is a question of logistics. At City Gate Nord the first phase stayed in use throughout.
You decide how far we build
Structural shell, shell with a weathertight envelope, or the finished building – the scope is fixed before contract so the interface with your other trades is unambiguous.
-
01
Structural shell
Foundations, loadbearing walls, columns, floors and stair cores. The structure stands, surveyed and structurally certified – the fit-out stays with you or your trades.
-
02
Shell with envelope
Plus roof, façade, windows and doors. The building is closed and weathertight, so the fit-out can start independently of the weather.
-
03
Turnkey
Plus every finishing trade through to handover – drylining, screed, building services, surfaces. One contact, one contract, one date.
What we design and build
Built and planned projects shown as inspiration – not an order catalogue. Every project is drawn anew for its site.
-
Groundworks, shell and fit-out
Hanover, City Gate Nord: 10,500 m² gross floor area across six storeys, from excavation to handover – with the first phase in use throughout.
-
Shell and fit-out
Stuttgart, Maybachstraße 20: 70 dwellings above commercial floors, fitted out to completion for two different uses.
-
Turnkey
Zurich: a hotel with 16 rooms across three levels, 650 m² in total – design, shell and fit-out from one hand.
How the shell is built
The steps that come before the first coat of plaster – and decide the quality of the whole building.
The handover point stays in-house: where shell and fit-out are one commission, there is no interface here.
One programme for every trade instead of many separate contracts waiting on each other.
Façade, building services and fit-out interlock – the sequence decides the build time.

Frequently asked questions
How does your turnkey service differ from a management contractor?
We build the loadbearing part ourselves. A management contractor usually subcontracts everything and only steers; we deliver groundworks, shell and fit-out with our own people and award only the specialist trades we do not carry out ourselves. That shortens the chain between you and the site.
Can we award individual trades ourselves?
Yes. Many clients keep building services or fit-out in their own hands. Our work then ends at the agreed point – usually the shell with a weathertight envelope. What is included and what is not is set out in the specification before contract.
How reliable is the handover date?
The date is part of the contract, not a statement of intent. Behind it sits a programme with lead times for materials and specialist trades. In practice, slippage almost always comes from later changes or consents – both of which we discuss before they touch the date.
How is payment handled?
Under a construction contract in accordance with German law (BGB), with instalments for work performed rather than by calendar. The fixed price applies to the agreed scope; variations arise only from changes you commission, and are priced in advance.
From a design to your building is one conversation.
We check the site, the development plan and the budget and tell you honestly what is feasible. Without obligation and without sales pressure.
